Read the price correctly

Firefly planning amount is the displayed home and build-level starting point, with Firefly coordination already included.

Property costs are reviewed separately for land, access, utilities, site work, permits, and requested upgrades.

Final contract price comes only after the property, scope, and current quotes are confirmed.

Four ways to start

Buy the package. Build the shell. Or let the path go further.

Materials-only pricing requires a current written quote. The Firefly planning amounts below cover shell, Shell+, and turnkey.

Materials only

Current quote required

The selected package materials are supplied while you arrange construction, trades, permits, and project management.

Firefly planning and coordination are included in your written amount.

Exterior shell

Weather-protected starting point

Firefly planning and coordination are included in the displayed amount.

Shell+

Key rough-ins completed

Firefly planning and coordination are included in the displayed amount.

Turnkey

More complete build path

The planned standard interior is completed, with property-specific work and optional upgrades handled separately.

Firefly home collection

Choose the home. Choose the build level. Make it yours.

Compare Firefly planning amounts for materials, shell, Shell+, and turnkey paths. Then review the selected package facts and personalize the finishes.

Affordable shell paths start below $100K. A shell is not a finished, move-in-ready home. Use the build-level tabs to compare the right stage for your project.

Fixture and furniture planning guide

Where the main items can go

Use these placement ideas while reading the drawing. They are starting points—not fixed construction locations.

Kitchen

Suggested zones: refrigerator near pantry, sink on a plumbing wall or window wall, range with landing space, and an island only after clear walkways are verified.

Living + dining

Keep a clear path from the main entry. Test a sofa wall, television or fireplace wall, dining table, and door swings without blocking travel.

Primary suite

Reserve one uninterrupted wall for the bed and nightstands. Confirm the bathroom, closet, windows, and bedroom door do not compete for the same path.

Other bedrooms

Test a bed, dresser, closet access, and an optional desk. Final drawings must show compliant windows, door clearances, and emergency egress.

Bathrooms

Locate vanity, toilet, and tub or shower around a practical plumbing wall. Verify fixture clearances, ventilation, waterproofing, and accessibility needs.

Laundry + storage

Show washer, dryer, utility connections, folding or storage space, and a clear route to bedrooms, garage, or exterior service areas.

Garage + porches

Confirm vehicle space, entry steps, storage, fire separation, porch posts, exterior doors, and protected walking paths before final engineering.

A licensed local designer or engineer must set final dimensions, structure, doors, windows, plumbing, electrical, HVAC, foundation, and code requirements for the property.

Simple plan-purchase path

1Choose your Firefly home

Compare size, rooms, build level, and finish ideas.

2Confirm your property

We review the site, budget, location, and requested changes.

3Purchase the final plan

Firefly obtains and coordinates the official plan before construction pricing is finalized.

Home facts change with the selected concept. Interior and exterior images are style references; the purchased construction plan and approved revisions control the final layout.

A simpler process

Three decisions before a real quote.

The low package number is only useful when the plan, package level, property, and missing site costs are understood together.

1
Choose a proven plan

Compare bedrooms, size, garage, porches, and package prices.

2
Choose how far to build

Materials, shell, Shell+, or turnkey—based on your budget and how much you want to manage.

3
Confirm it for your land

We review location, access, utilities, site work, availability, and current quotes before a contract.

Confirm your property first

Usually separate: land, tax, shipping, clearing, unusual grading, driveway, utilities, septic or sewer, permits, financing, code-driven changes, blueprint revisions, and upgrades unless a written scope includes them.
Package specifications, materials, service availability, and final price must be confirmed for the exact property and written scope.
